What does the free property analysis include?

A one-page estimate with a low, typical and high monthly range based on comparable homes near yours, how it changes by season, our fee and your estimated payout after platform fees, cleaning and supplies. It is an estimate, not a guarantee.

Which areas do you serve?

The Phoenix metro: Gilbert, Chandler, Mesa, Queen Creek, Tempe, Phoenix, Scottsdale, Fountain Hills, Apache Junction, Glendale, Peoria, Surprise, Goodyear, Avondale and Buckeye. Sedona and Tucson by request.

How long until my home is live?

About 21 days after signing, depending on furniture, photos and your city’s permit (Arizona cities must issue or deny it within seven business days of a complete application).

Is my home a good fit?

Full Management fits best when a home can earn about $3,500 a month or more in gross rental revenue in an average month. That usually means 4+ bedrooms, or 3+ bedrooms with a pool in a strong area such as Scottsdale or Fountain Hills. A typical 3-bedroom in the suburbs earns closer to $2,400–$3,000; for those homes Guest Management or a listing tune-up often makes more sense, and we will tell you so.

How accurate is the instant estimate?

It is a first reference, not a quote. It starts from the actual average revenue per listing in your city (AirROI, Aug 2025–Jul 2026), adjusts for bedrooms, adds nothing for a pool or upgrades, and shows a ±25% range. Your full analysis replaces it with 8–15 comparable homes near your address.

Money and fees

What is the commission based on?

On net rental revenue: the nightly rent after the platform’s fee. We do not take a percentage of cleaning fees, taxes or deposits.

When do I get paid?

On the 10th of every month, with a statement showing every booking, fee and invoice from the month before.

Are there hidden fees?

No. Every fee we can charge is on our pricing page. Anything else needs your approval first, except true emergencies.

How much does a short-term rental earn in the Valley?

It depends on size and location. Our estimates from AirROI data for an average month: a 3-bedroom in Gilbert about $2,900 in gross rent, a 4-bedroom about $3,900, a 5+ bedroom about $5,200, and a 3-bedroom in Scottsdale about $4,200. March can be twice the average and July well below it. Well-presented homes can do better than these averages, and some do worse.

How does summer work?

Revenue drops in June–September across the Valley. We plan for it with stays of 7–30 nights, local promotions and lower minimum stays, and we set expectations in writing before you sign.

Rules and compliance

Do I need a permit?

Most Valley cities require a short-term rental permit or registration (up to $250 a year), an Arizona TPT license, $500,000 in liability insurance and a 24/7 emergency contact. Full Management handles this for you.

Does my HOA allow short-term rentals?

It depends on your CC&Rs. Arizona lets an HOA restrict rentals in its declaration, so we review your documents before we sign anything.

Can you rent my home for a month or longer?

We manage stays of 31 nights or fewer. Longer leases require a licensed real estate broker in Arizona, so we refer those to licensed professionals.

What insurance do I need?

A short-term rental policy with at least $500,000 in liability (we recommend $1M), naming Cornerkey as additional insured. A standard homeowner policy often excludes short-term rental use.

Control and trust

Who owns the listing?

You do. We join as co-host, so your reviews and history stay with you if you ever leave.

Can I still use my home?

Yes. Block the dates in the owner portal. Owner stays have no commission; you only pay the cleaning.

How do I cancel?

Give 60 days’ notice. We transfer everything back to you, including upcoming reservations and your listing.

How do you prevent parties?

Guest screening, house rules, occupancy limits, noise monitors that alert us without recording audio, and a response on site within an hour.
